Gray Porcelain Living Room Floor in San Marcos
About This Project
This open-plan living room in a San Marcos home near the Trace development received large-format 24x24 dark gray porcelain floor tile throughout. The slab foundation in this area is relatively new and well-poured, but we still checked flatness with a 10-foot straightedge before starting. One low spot near the sliding door required a skim of self-leveling compound before tile could go down.
The layout was planned from the center of the main seating area, with cuts landing symmetrically at the exterior wall and the kitchen transition. We used a 3/16-inch tile leveling clip system during installation to keep the large-format tiles perfectly flush with each other, preventing the lippage (edge height difference) that is common when setting tiles larger than 15 inches without mechanical leveling aids. The grout color is a medium gray that reads as a slight contrast to the tile without dominating the look.
What We Did
Checked slab flatness and floated one low spot with self-leveling compound
Planned layout from visual center, dry-laid a section to confirm cut placement
Set 24x24 porcelain with back-butter and tile leveling clips throughout
Grouted with medium gray sanded grout and installed metal transition at the kitchen
